01 — The Brief

From Empty Shell
to Warm, Considered Home

Fleming House starts with real advantages — generous daylight, Juliet-balcony French doors, clean walls and a practical open-plan kitchen. What it lacks is everything soft: an empty shell of magnolia walls, bare laminate and brown carpet. The concept keeps every fitted element exactly where it is — the kitchen units, the metro-tile splashback, even the pleated pendant shades — and layers a complete warm-minimal scheme over the top: pale oak and bouclé furniture, a terrazzo-topped breakfast bar, linen bedding, brass and amber-glass lighting, and greenery in every room.

"The apartment already has the light. The design just gives it something warm for that light to land on."
Design Pillars
One Continuous Palette
Ivory, oat and taupe flowing through every room, so the apartment reads as one home
Texture Over Colour
Bouclé, linen, terrazzo and wool doing the work that bold colour usually would
Pale Timber Throughout
Light oak furniture that lifts the existing doors and flooring instead of fighting them
Warm Points of Light
Brass, amber glass and layered lamps to soften the flat ceiling lighting
Keep What Works
Kitchen, tiling and joinery all retained — the budget goes on what you see and touch

03 — 5 Spaces, One Story

Nothing structural moved and nothing fitted was ripped out. One warm palette, honest materials and layered lighting turn a bright but empty shell into a home that feels finished the moment you walk in.
